 ished in 2000\, Phlagleblast is an annual event in which the University Un
 ion showcases all of the great vendors\, offices and services the Union ha
 s to offer. Phlagleblast is held the second week of each Fall semester eit
 her Wednesday or Thursday\, depending on the calendar year. A committee de
 cides on a theme and the building is transformed/decorated overnight. Past
  themes include: “Love”\, Candy Land\, Under the Sea\, Jungle Safari\,
  Circus\, Enchanted Forest and many more.  This year's theme is... wave o
 f fun!The Phlagleblast game allows students\, staff\, and faculty to famil
 iarize them with the Union. As visitors enter the building\, they are gree
 ted and welcomed by our friendly staff with a happy smile and a game card.
  Participants then visit each vendor\, office or program on the game card 
 and receive a stamp and other information and useful goodies such as highl
 ighters\, pens\, post-its\, and many other school supplies. Once their gam
 e card is complete\, they submit it to the prize table and are automatical
 ly entered into a raffle to win grand prizes and a ton of other cool and f
 ree stuff. Each participant is a winner just for completing the game card.
  They receive either a collectors' t-shirt or useful gift that is theme re
 lated. Everyone can play\, but only students can win grand prizes. Sac St
 ate looks forward to Phlagleblast each year to see what theme has been cho
 sen\, what exciting entertainment has been planned for the day\, and what 
 cool over-the-top prizes will be given away. This is a fun and free event-

 percent from the previous year. The average sold price per square foot was
  down 1.8 percent compared to the previous month and down 1.5 percent comp
 ared to last year. The median sold price decreased 5.7 percent from last m
 onth. The average sold price decreased 3.7 percent from last month. Based 
 on the six-month trend\, the average sold price trend was neutral and the 
 median sold price trend was neutral. The average days on market showed a n
 eutral trend\, unchanged compared to the previous year. The ratio of sold

 rom June and 1.5 percent below July 2025\, with its six-month trend catego
 rized as depreciating. Market Pace and Negotiation DynamicsHomes averaged 
 33 days on market in July\, up 17.9 percent from June but unchanged compar
 ed with July 2025\, reflecting a neutral trend in time-to-sale. The sold-t
 o-original list price ratio measured 98 percent\, down 1 percent from June
  but up 1 percent from July of last year. Sellers continue to secure prici
 ng close to original asking values\, and the year-over-year improvement in
  the ratio indicates negotiating conditions remain more favorable for sell
 ers than they were at this time in 2025. Inventory Levels and AbsorptionMo
 nths of inventory based on closed sales measured 2.4 months\, up 4.4 perce
 nt year over year and 20 percent from June as the slower sales pace relati
 ve to available supply pushed the metric higher. Inventory levels nonethel
 ess remain below the three-month threshold associated with balanced market
  conditions. Months of inventory based on pending sales measured 2.2 month
 s\, declining 4.3 percent year over year but up 10 percent from June. Abso
 rption metrics reflect the month’s softer sales pace. Closed-sale absorp
 tion registered 42.5 percent\, down 3 percent year over year and 14.8 perc
 ent from last month. Pending-based absorption measured 46 percent\, increa
 sing 7.7 percent year over year though declining 8 percent from June. Both
  absorption figures remain well above the 33.33 percent seller’s market 
 threshold\, confirming that despite the monthly softening\, supply continu
 es to be absorbed at a pace consistent with seller-favorable conditions. M
 arket OutlookJuly data presents a market in a familiar summer pattern: sal
 es volume and pricing metrics pull back from spring peaks while underlying
  demand\, as measured by pending activity and rolling quarterly totals\, r
 emains ahead of last year’s pace. The month-over-month softening in abso
 rption and pricing should be viewed in the context of seasonal norms rathe
 r than a structural shift in market conditions. With months of inventory s
 till below three months and year-over-year pending activity running positi
 ve\, Sacramento County retains the characteristics of a seller’s market 
 as it moves into the late summer period. Performance in the coming months

 the trajectory of interest rates and broader economic conditions.
