DESCRIPTION:SACRAMENTO\, CA – The Sacramento Regional Transit District (
SacRT) will temporarily suspend Blue Line light rail service between City
College Station and Florin Station from Friday\, September 11 through Wedn
esday\, September 30\, 2026. This closure will allow construction crews to
complete essential platform upgrades at 47th Avenue Station and shelter a
djustments at Fruitridge Station as part of SacRT’s ongoing Light Rail M
odernization Project. During the construction window\, tracks in the work
zone will be impassable\, and SacRT will operate a bus bridge to ensure ri
ders can continue traveling through the affected area. Regular Blue Line s
ervice will resume on Thursday\, October 1\, 2026. The temporary suspensio
n is necessary to safely raise station platforms by eight inches to meet h
eight requirements for the new low-floor Siemens S700 trains. These system
s improvements will make boarding faster and easier for all riders\, parti
cularly seniors\, individuals with disabilities\, families with strollers\
, and passengers using mobility devices. Bus Bridge Service (September 11
–30)Shuttle buses will operate between City College and Florin stations
during all hours normal light rail service is offered. Riders can transfer
between trains and shuttle buses to continue traveling north or south on
the Blue Line. Riders should allow extra travel time as buses operate in m
ixed traffic. Light Rail Service During Construction Blue Line trains will
operate normally in the north area between Watt/I‑80 Station and City C
ollege Station.Blue Line trains will operate normally in the south area be
tween Florin Station and Cosumnes River College Station.Shuttle buses will

ld listings decreased 4.2 percent year over year and decreased 9.9 percent
month over month. The number of under contract listings was down 2.6 perc
ent compared to the previous month and up 6.3 percent compared to the prev
ious year. The months of inventory based on closed sales was 2.4\, up 4.4
percent from the previous year. The average sold price per square foot was
down 1.8 percent compared to the previous month and down 1.5 percent comp
ared to last year. The median sold price decreased 5.7 percent from last m
onth. The average sold price decreased 3.7 percent from last month. Based
on the six-month trend\, the average sold price trend was neutral and the
median sold price trend was neutral. The average days on market showed a n
eutral trend\, unchanged compared to the previous year. The ratio of sold
price versus original list price was 98 percent\, an increase of 1 percent
compared to the previous year. The Sacramento County housing market\, inc
luding West Sacramento\, remained in seller’s market territory in July 2
026\, though the month’s data reflects a seasonal softening in both sale
s volume and pricing metrics that is typical of the summer period. Active
listings increased 5.8 percent from June but declined 1.4 percent compared
with July 2025\, bringing total available homes to 2\,408. The continued
year-over-year inventory compression\, even as monthly supply grows\, unde
rscores the structural supply constraints that have defined this market cy
cle. Closed sales totaled 1\,023 transactions in July\, down 9.9 percent f
rom June and 4.2 percent below one year ago. The month-over-month decline

33 days on market in July\, up 17.9 percent from June but unchanged compar
ed with July 2025\, reflecting a neutral trend in time-to-sale. The sold-t
o-original list price ratio measured 98 percent\, down 1 percent from June
but up 1 percent from July of last year. Sellers continue to secure prici
ng close to original asking values\, and the year-over-year improvement in
the ratio indicates negotiating conditions remain more favorable for sell
ers than they were at this time in 2025. Inventory Levels and AbsorptionMo
nths of inventory based on closed sales measured 2.4 months\, up 4.4 perce
nt year over year and 20 percent from June as the slower sales pace relati
ve to available supply pushed the metric higher. Inventory levels nonethel
ess remain below the three-month threshold associated with balanced market
conditions. Months of inventory based on pending sales measured 2.2 month
s\, declining 4.3 percent year over year but up 10 percent from June. Abso
rption metrics reflect the month’s softer sales pace. Closed-sale absorp
tion registered 42.5 percent\, down 3 percent year over year and 14.8 perc
ent from last month. Pending-based absorption measured 46 percent\, increa
sing 7.7 percent year over year though declining 8 percent from June. Both
absorption figures remain well above the 33.33 percent seller’s market
threshold\, confirming that despite the monthly softening\, supply continu
es to be absorbed at a pace consistent with seller-favorable conditions. M
arket OutlookJuly data presents a market in a familiar summer pattern: sal
es volume and pricing metrics pull back from spring peaks while underlying
demand\, as measured by pending activity and rolling quarterly totals\, r
emains ahead of last year’s pace. The month-over-month softening in abso
rption and pricing should be viewed in the context of seasonal norms rathe
r than a structural shift in market conditions. With months of inventory s

ld listings decreased 4.2 percent year over year and decreased 9.9 percent
month over month. The number of under contract listings was down 2.6 perc
ent compared to the previous month and up 6.3 percent compared to the prev
ious year. The months of inventory based on closed sales was 2.4\, up 4.4
percent from the previous year. The average sold price per square foot was
down 1.8 percent compared to the previous month and down 1.5 percent comp
ared to last year. The median sold price decreased 5.7 percent from last m
onth. The average sold price decreased 3.7 percent from last month. Based
on the six-month trend\, the average sold price trend was neutral and the
median sold price trend was neutral. The average days on market showed a n
eutral trend\, unchanged compared to the previous year. The ratio of sold
price versus original list price was 98 percent\, an increase of 1 percent
compared to the previous year. The Sacramento County housing market\, inc
luding West Sacramento\, remained in seller’s market territory in July 2
026\, though the month’s data reflects a seasonal softening in both sale
s volume and pricing metrics that is typical of the summer period. Active
listings increased 5.8 percent from June but declined 1.4 percent compared
with July 2025\, bringing total available homes to 2\,408. The continued
year-over-year inventory compression\, even as monthly supply grows\, unde
rscores the structural supply constraints that have defined this market cy
cle. Closed sales totaled 1\,023 transactions in July\, down 9.9 percent f
rom June and 4.2 percent below one year ago. The month-over-month decline
reflects typical summer seasonality\, though the rolling three-month sold
total of 3\,180 remains 4.6 percent ahead of the same period last year\, p
roviding important context for the single-month dip. Pending sales provide
an additional forward-looking indicator of demand. Under-contract propert
ies reached 1\,108\, declining 2.6 percent from June but running 6.3 perce

eutral. The average for sale price measured $677\,000\, down 4.1 percent f
rom June and 1.5 percent below July 2025\, with its six-month trend catego
rized as depreciating. Market Pace and Negotiation DynamicsHomes averaged
33 days on market in July\, up 17.9 percent from June but unchanged compar
ed with July 2025\, reflecting a neutral trend in time-to-sale. The sold-t
o-original list price ratio measured 98 percent\, down 1 percent from June
but up 1 percent from July of last year. Sellers continue to secure prici
ng close to original asking values\, and the year-over-year improvement in
the ratio indicates negotiating conditions remain more favorable for sell
ers than they were at this time in 2025. Inventory Levels and AbsorptionMo
nths of inventory based on closed sales measured 2.4 months\, up 4.4 perce
nt year over year and 20 percent from June as the slower sales pace relati
ve to available supply pushed the metric higher. Inventory levels nonethel
ess remain below the three-month threshold associated with balanced market
conditions. Months of inventory based on pending sales measured 2.2 month
s\, declining 4.3 percent year over year but up 10 percent from June. Abso
rption metrics reflect the month’s softer sales pace. Closed-sale absorp
tion registered 42.5 percent\, down 3 percent year over year and 14.8 perc
ent from last month. Pending-based absorption measured 46 percent\, increa
sing 7.7 percent year over year though declining 8 percent from June. Both
absorption figures remain well above the 33.33 percent seller’s market
threshold\, confirming that despite the monthly softening\, supply continu
es to be absorbed at a pace consistent with seller-favorable conditions. M
arket OutlookJuly data presents a market in a familiar summer pattern: sal
es volume and pricing metrics pull back from spring peaks while underlying
demand\, as measured by pending activity and rolling quarterly totals\, r
emains ahead of last year’s pace. The month-over-month softening in abso
rption and pricing should be viewed in the context of seasonal norms rathe
r than a structural shift in market conditions. With months of inventory s
till below three months and year-over-year pending activity running positi
ve\, Sacramento County retains the characteristics of a seller’s market
as it moves into the late summer period. Performance in the coming months
will depend on how quickly the fall selling season activates\, along with
the trajectory of interest rates and broader economic conditions.

year earlier and up 5.8 percent from the previous month. The number of so
ld listings decreased 4.2 percent year over year and decreased 9.9 percent
month over month. The number of under contract listings was down 2.6 perc
ent compared to the previous month and up 6.3 percent compared to the prev
ious year. The months of inventory based on closed sales was 2.4\, up 4.4
percent from the previous year. The average sold price per square foot was
down 1.8 percent compared to the previous month and down 1.5 percent comp
ared to last year. The median sold price decreased 5.7 percent from last m
onth. The average sold price decreased 3.7 percent from last month. Based
on the six-month trend\, the average sold price trend was neutral and the
median sold price trend was neutral. The average days on market showed a n
eutral trend\, unchanged compared to the previous year. The ratio of sold
price versus original list price was 98 percent\, an increase of 1 percent
compared to the previous year. The Sacramento County housing market\, inc
luding West Sacramento\, remained in seller’s market territory in July 2
026\, though the month’s data reflects a seasonal softening in both sale
s volume and pricing metrics that is typical of the summer period. Active
listings increased 5.8 percent from June but declined 1.4 percent compared
with July 2025\, bringing total available homes to 2\,408. The continued
year-over-year inventory compression\, even as monthly supply grows\, unde
rscores the structural supply constraints that have defined this market cy
cle. Closed sales totaled 1\,023 transactions in July\, down 9.9 percent f
rom June and 4.2 percent below one year ago. The month-over-month decline
reflects typical summer seasonality\, though the rolling three-month sold
total of 3\,180 remains 4.6 percent ahead of the same period last year\, p
roviding important context for the single-month dip. Pending sales provide
an additional forward-looking indicator of demand. Under-contract propert
ies reached 1\,108\, declining 2.6 percent from June but running 6.3 perce
nt above July 2025. The year-over-year gain in pending activity signals th

eutral. The average for sale price measured $677\,000\, down 4.1 percent f
rom June and 1.5 percent below July 2025\, with its six-month trend catego
rized as depreciating. Market Pace and Negotiation DynamicsHomes averaged
33 days on market in July\, up 17.9 percent from June but unchanged compar
ed with July 2025\, reflecting a neutral trend in time-to-sale. The sold-t
o-original list price ratio measured 98 percent\, down 1 percent from June
but up 1 percent from July of last year. Sellers continue to secure prici
ng close to original asking values\, and the year-over-year improvement in
the ratio indicates negotiating conditions remain more favorable for sell
ers than they were at this time in 2025. Inventory Levels and AbsorptionMo
nths of inventory based on closed sales measured 2.4 months\, up 4.4 perce
nt year over year and 20 percent from June as the slower sales pace relati
ve to available supply pushed the metric higher. Inventory levels nonethel
ess remain below the three-month threshold associated with balanced market
conditions. Months of inventory based on pending sales measured 2.2 month
s\, declining 4.3 percent year over year but up 10 percent from June. Abso
rption metrics reflect the month’s softer sales pace. Closed-sale absorp
tion registered 42.5 percent\, down 3 percent year over year and 14.8 perc
ent from last month. Pending-based absorption measured 46 percent\, increa
sing 7.7 percent year over year though declining 8 percent from June. Both
absorption figures remain well above the 33.33 percent seller’s market
threshold\, confirming that despite the monthly softening\, supply continu
es to be absorbed at a pace consistent with seller-favorable conditions. M
arket OutlookJuly data presents a market in a familiar summer pattern: sal
es volume and pricing metrics pull back from spring peaks while underlying
demand\, as measured by pending activity and rolling quarterly totals\, r
emains ahead of last year’s pace. The month-over-month softening in abso
rption and pricing should be viewed in the context of seasonal norms rathe
r than a structural shift in market conditions. With months of inventory s
till below three months and year-over-year pending activity running positi
ve\, Sacramento County retains the characteristics of a seller’s market

season. The self-guided trails are open exclusively to riders between 4:30
pm-8:00pm. Bring a snack or dish to share at the potluck-style season end
celebration at the corral. Halloween costumes (that do not impede your abi
lity to ride safely) are encouraged! \nVISITORS MUST\n\nRegister by 6pm Su
nday to receive the pre-visit email and notifications. Late registrants wi
ll need to show their confirmation email at checkin.\nLiability waivers mu
st be printed and filled out prior to arrival. Single-day waivers are requ
ired at each visit\, unless you are an annual pass holder with a digital w
aiver on file.\n\nWe have put procedures and policies in place for the saf
ety of the public\, volunteers\, and staff. We are only able to offer publ
ic hikes/rides and activities if all the following protocols are observed.

lders can also drop in without pre-registering\, and feel good knowing the
y are supporting public programs and stewardship of Deer Creek Hills Prese
rve.\nAttendees must sign a liability waiver. Minors must have a legal gua
rdian sign their waiver.\nThe road to access Deer Creek Hills is not paved
and can be rough on low clearance vehicles.\nAll events are subject to we
ather conditions. Projected rain\, high creek levels\, extremely muddy con
ditions\, excessive heat or unsafe air quality may cancel the outing. We w
ill do our best to notify registered guests the evening prior via email. P

Out.\n\nDeer Creek Hills Terrain\nThe terrain at Deer Creek Hills is a mix
of rolling savanna grasslands\, dotted with dramatic blue oaks and open v
istas overlooking Sacramento’s largest open space preserve. The trails i
nclude cross country style single track\, rocky creek crossings\, with som
e technical climbing sections. Deer Creek Hills serves as a working cattle
ranch from November through May\, as a result\, the cattle have proven to
be superb designers for creating flowy single track. SVC Docents will map
and mark trails with cones for riders to explore. Marked trails change we
ekly to keep rides interesting. \nThis venue is ideal for experienced ride
rs with knowledge of shifting to lower gears for climbing hills\, and bicy
cle handling for rapidly changing terrain. This is not considered a beginn
er’s course. \nBEFORE YOU ATTEND\n\nReview the information on your confi
rmation email advising you of what to bring and how to prepare. Check the
weather forecast and plan accordingly. Wear appropriate clothing and shoes
\, and bring a cell phone\, snacks and plenty of water. SVC Staff working
the event will exchange cell numbers with you prior to riding out.\nIf you
are feeling sick or that old injury is acting up\, please stay home and p
ostpone your visit until you’re feeling well.\nPrint and fill out the Li
ability Waiver (available here on our website) and bring it with you.\n\
nWHAT TO BRING\nRiders are responsible for bringing their own bike and per
sonal riding equipment\, including helmet\, tire repair kits\, spare tubes
\, and pumps\, and must carry a cell phone when cycling on the property. N
o exceptions. Mountain bikes or CycloCross bikes with knobby tires are rec
ommended. Road bikes or slick tires are not recommended. As the season pro
gresses through summer\, riders must bring emergency bike lights in case o
f being caught out in the dark. \nMotorized access is restricted on Deer C
reek Hills Preserve. In an effort to increase recreational opportunities\,
especially for those with physical limitations\, low-speed electric bicyc
les defined as Class1 e-bikes\, which are operated in the pedal assist mod
e\, will be allowed on the preserve this season (per Cal. Veh. Code. § 31
2.5\; § 21200 – 21212\; § 21207.5\; § 24016). The use of e-bikes duri
ng Mountain Bike Season must be disclosed to SVC staff upon check-in. Elec
tric assisted bicycles are not to exceed 15 miles per hour while on the pr
eserve. The use of e-bikes on the preserve is subject to change at any tim
e. All cyclists must stay on the “pre-approved” trails. Any visitor wh
o fails to follow the rules will be asked to leave\, no refunds given and
not allowed to return for the duration of the season. \nSandals and open t
oed shoes are not allowed. Please wear clothing appropriate for the weat
her conditions and mountain biking. Bring your signed Liability Form\, wa
ter supply and high energy snacks. Portalets are available on site and ser
viced every Friday\, but these are high-use areas so come prepared with yo
ur own hand sanitizer. There is no running water on the property. Arrive h
ydrated and bring plenty of drinking water. All visitors must practice Lea
ve No Trace. Pack it in\, pack it out. Smoking is prohibited. \nWHAT TO LE
AVE HOME\n\nMud and Dirt! Please clean shoes\, gear and all tires before c
oming to the preserve. Managing invasive species costs us thousands each y
ear. Clean gear helps keep the preserve open for recreation.\nAnimals. No
dogs or pets allowed on the preserve\, except working service dogs (please
let us know when you register online and check in with a staff member upo

DESCRIPTION:SACRAMENTO\, CA – The Sacramento Regional Transit District (
SacRT) will temporarily suspend Blue Line light rail service between City
College Station and Florin Station from Friday\, September 11 through Wedn
esday\, September 30\, 2026. This closure will allow construction crews to
complete essential platform upgrades at 47th Avenue Station and shelter a
djustments at Fruitridge Station as part of SacRT’s ongoing Light Rail M
odernization Project. During the construction window\, tracks in the work
zone will be impassable\, and SacRT will operate a bus bridge to ensure ri
ders can continue traveling through the affected area. Regular Blue Line s
ervice will resume on Thursday\, October 1\, 2026. The temporary suspensio
n is necessary to safely raise station platforms by eight inches to meet h
eight requirements for the new low-floor Siemens S700 trains. These system
s improvements will make boarding faster and easier for all riders\, parti
cularly seniors\, individuals with disabilities\, families with strollers\
, and passengers using mobility devices. Bus Bridge Service (September 11
–30)Shuttle buses will operate between City College and Florin stations
during all hours normal light rail service is offered. Riders can transfer
between trains and shuttle buses to continue traveling north or south on
the Blue Line. Riders should allow extra travel time as buses operate in m
ixed traffic. Light Rail Service During Construction Blue Line trains will
operate normally in the north area between Watt/I‑80 Station and City C
ollege Station.Blue Line trains will operate normally in the south area be
tween Florin Station and Cosumnes River College Station.Shuttle buses will
